These Terms and Conditions ("Terms") govern your use of the Core Contracts website and services ("Service") operated by Core Contracts ("we", "us", or "our"). By purchasing or using any document from Core Contracts, you agree to be bound by these Terms. Please read them carefully before making a purchase.
1. Nature of Service — Not Legal Advice
Core Contracts is a template document service. We are not a law firm and we do not provide legal advice. The tenancy agreement templates we provide are drafted by legal professionals, but their provision does not constitute, and should not be treated as, the provision of legal advice or legal services.
You acknowledge that:
- (a) The templates provided are general-purpose documents and may not be suitable for every individual circumstance.
- (b) You should seek independent legal advice from a qualified solicitor before using any agreement where the specific circumstances of your tenancy are complex, unusual, or high-risk.
- (c) Core Contracts is not responsible for any advice, interpretation, or legal opinion derived from our templates.
2. Compliance Responsibility
You, the buyer, are solely responsible for:
- (a) Ensuring the tenancy agreement is appropriate and lawful for your specific circumstances.
- (b) Ensuring compliance with all applicable laws, including but not limited to the Renters' Rights Act 2025, the Housing Act 1988 (as amended), the Tenant Fees Act 2019, and all other relevant landlord obligations in force at the time of use.
- (c) Correctly completing all variable details within the agreement, including party names, property addresses, rent amounts, and dates.
- (d) Ensuring that any tenancy created using our templates is suitable for the particular property and tenants involved.
Core Contracts makes reasonable efforts to keep our templates compliant with applicable UK legislation. However, laws change, and it remains your responsibility to verify current legal requirements before relying on any document.
3. Limitation of Liability
To the fullest extent permitted by applicable law:
- (a) Core Contracts shall not be liable for any loss or damage (including financial loss, loss of rent, or legal costs) arising from your reliance on any template document.
- (b) Core Contracts shall not be liable for any failure of a clause or agreement to be enforced by a court or tribunal.
- (c) Our total aggregate liability to you for any claim arising out of or in connection with these Terms or your use of the Service shall not exceed the amount you paid for the specific document in question.
- (d) We shall not be liable for any indirect, consequential, special, incidental, or punitive damages, even if we have been advised of the possibility of such damages.
Nothing in these Terms shall limit or exclude our liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded under applicable law.
4. No Refunds Policy
Due to the nature of digital legal document services:
- (a) All sales are final once the document compilation has been generated and made available for download.
- (b) We do not offer refunds after a document has been generated, including where you have changed your mind, made an error in the variable details entered, or where the document does not meet expectations not caused by a defect in our templates.
- (c) If you experience a technical error that prevents you from accessing your document, please contact us and we will resolve this free of charge.
- (d) We reserve the right to issue refunds at our sole discretion in exceptional circumstances.
5. Intellectual Property
All tenancy agreement templates, clause libraries, website content, and other materials on this website are the intellectual property of Core Contracts and are protected by copyright law.
Upon purchase, you are granted a single-use, non-transferable licence to use the agreement you have purchased for the specific tenancy for which it was generated. You may not resell, sublicense, reproduce, or distribute our templates or any part of them without our prior written consent.
6. Acceptable Use
You agree to use the Service only for lawful purposes and in accordance with these Terms. You must not:
- (a) Use our documents for any unlawful purpose, including the creation of agreements that violate applicable tenancy law.
- (b) Attempt to resell, redistribute, or repackage our templates as your own product or service.
- (c) Attempt to reverse-engineer, copy, or reproduce the core legal text of our clause library.
7. Governing Law
These Terms and any dispute or claim arising out of or in connection with them (including non-contractual disputes or claims) shall be governed by and construed in accordance with the law of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
